Hello, we are Chris and Emily, and we started the Lake Chapman Market as an extension of our own small batch food business. In 2016, we started with one table at the Temple Terrace Market, with a couple of small batch hot sauces and home grown herbs. By the middle of 2017, we had booked over 300 markets and events, with Emily working sales and Chris hard at work in the kitchen making dips, spreads, cheeses, breads, sauces, and more. In early 2018, we are opening our own store, Quality Foods Gourmet Market, in the Lake Chapman Plaza, also home to the market.

 

We've also come to realize that only a handful of markets truly share our vision of  what it means to be local. It's disheartening to attend a "farmer's market" and be offered produce that clearly isn't local to Florida or to Tampa Bay...or foods and goods that have no ties to the area or the vendor that sells them.

 

At the Lake Chapman Market, we want to be truly local...offering services that are local to our community...offering products that are made by local vendors...seafood from the Gulf...and plants, produce, meats, and dairy produced by local farmers.

Why Lake Chapman

Location - our location on N Florida is just 1.25 miles north of Bearss in Tampa, and 1/2 south of the Florida Ave - Nebraska apex (US 41) in Lutz. It is a high traffic area and is near several affluent communities, including Avila. There is no other market in Lutz, and no weekly market within miles. The location is convenient to North Tampa, Carrollwood, Seminole Heights, Lutz, Land O' Lakes and Wesley Chapel.

 

100% of vendor fees go back into the market. We do not make any profit from vendor fees. The bulk of vendor fees help pay for the property lease and for advertising. As a vendor ourselves, we make our money from our vendor booth, just like each of you.

 

We are fully invested in this market and as such, we care about each and every vendor. Whether you're a regular or here once in a while, we want to give you the tools to be successful. We are very active on social media and your services, products, and booth are very likely to be featured at any given time on Facebook and Instagram. Got great photos you want featured? The Lake Chapman Plaza is home to The Hound's Meow, Nail VIP nail salon, Sunset Cleaners and soon to be open Quality Foods Gourmet Market. The plaza has constant traffic, and we are able to advertise the market 7 days a week. The market also hosts a Goodwill collection trailer that is manned 7 days a week, with a constant flow of high end traffic making donations.

 

This is a market for the vendors and the community. We aren't here to collect a vendor fee and let the chips fall where they may. We are here to provide a service for you, the vendor to be successful and build your brand...and for the community, by providing a group of vendors dedicated to putting "local" in the hearts and minds of our customers.

 

We are the only Farmer's market in the area supported and sponsored by local breweries and wineries at each and every event, giving our customers even more reason to come out and visit us regularly.

Market Policies

Thank you for your interest in the Lake Chapman Market. We are dedicated to creating a market experience around local makers and producers of foods, agricultural products, bath and body products, and other home goods. Unlike other markets that “encourage” or “give preference to” these types of vendors, the Lake Chapman Market only accepts vendors who make, grow, or create locally made, value added products.

 

GENERAL MARKET INFORMATION

When:  Third Saturday of the month, September through May; alternate events occur through the season as well.

 

Times subject to change

 

Set Up:  Vendors may set up as early as 90 minutes prior to market opening.

 

Breakdown: Vendor breakdown may begin at market closing and should be completed within an hour. No vendor may break down prior to market closing unless given permission from the market coordinator.

 

Electricity: Limited electricity is available for $10. Small, quiet generators for booths are fine; larger generators for food trucks are allowed.

 

Restrooms: No restrooms are available at the market, however vendors (and customers) may use the restroom at the Quality Foods Gourmet Market in the plaza. For larger events, a portable restroom is provided as required by county regulations.

 

FEES

 

All market fees are payable upon invoicing, and booth space is allocated on a first reserved, first paid basis. In the event that two similar vendors have requested a booth space, the first paid vendor receives the space.

Saturday Markets:

 

$15* per market - certified farmers selling agricultural products

$25* per market - all other vendors

 

Special Events:

 

Cost is determined per event.

 

*Costs are for insured vendors. Uninsured vendors shall be assessed a $5 per market premium. See the insurance section below for more information.

Tables, tablecloths, tents and weights are available in very limited quantities. Vendors requiring any of  these items should request them no less than two days prior to the market event. Anyone operating without the required weights will be provided weights at the rental cost. This is for the protection of customers, vendors, and vendors’ property.

 

BOOTH SET UP

 

Size: 10 x 10 space – the contents of your entire booth, including all items for sale, must fit within this space and must not encroach upon any neighboring booth. Real estate signs just on the outside of the space are acceptable if approved by the market coordinator.

 

Tent: A 10 x 10 tent is HIGHLY RECOMMENDED. Lake Chapman Market is an open air market with little to no shade in the market area. Stand alone umbrellas are not allowed. Tents should be commercial grade and in good condition. Straight leg tents are preferred. All tents must be secured by a minimum of 25 pounds of weight on each leg, or via hanging counter weights. Stakes are allowed on a case by case basis and must be approved by the market coordinator. In most cases stakes will not be allowed because they will impede the walkway, however some spaces may be able to stake their tents on the backside for additional stability. Anyone operating without the required weights will be provided weights at the rental cost. This is for the protection of customers, vendors, and vendors’ property.

 

Signage: All booths are required to have some form of identifying signage. Banners, table runners, real estate signs, and A-frame type boards are all acceptable. Signage must be in good repair and legible. Banners should not be torn or frayed.

 

MISCELLANEOUS

 

Load/Unload: Vendors can load and unload their vehicles just in front of the market pad. Vendors should pull into a designated parking space, unload ALL of their booth equipment and products, then move the vehicle to the designated vendor parking area prior to setting up. When breaking down, vendors should completely breakdown their booth prior to moving their vehicle to the loading/unloading area.

 

Parking: The market coordinator will direct you to vendor designated parking, which may change at times due to number of vendors or food trucks, or other events happening at the Lake Chapman Plaza.

 

Weather: The Lake Chapman Market operates rain or shine, however we will notify all vendors as soon as possible in the event of closure due to inclement weather. In the event the market does not open due to inclement weather, all fees will be credited toward a future market.

 

Cancellations: Vendors must provide 72 hours notice of cancellation in order to receive a refund or credit for a future market. Repeated cancellations may result in removal from the market.

 

Licensing: All vendors MUST be properly licensed to do business in the State of Florida and/or Hillsborough County. Any vendor with questions on licensing or permitting may call the market coordinator for guidance. Food vendors (except those under Florida Cottage Laws) must have a valid kiosk license and a permit from either the Florida Department of Business Professional Regulation or the Florida Department of Agriculture and Consumer Services.

 

Labeling: All products must be labeled in accordance with all local, state, and federal laws.

 

Sales Tax: Collection of all applicable sales taxes are the sole responsibility of each vendor.

 

Insurance: Lake Chapman Market, Quality Foods LLC, Florida Avenue LLC, and any other affiliated businesses of the Lake Chapman Plaza or Quality Foods shall assume no liability for any vendor or their products. All liability claims against a vendor or that vendor’s product(s) are the responsibility of the vendor. As such, it is highly recommended that all vendors maintain standard liability insurance coverage with a minimum of $1m general liability per occurrence. Standard policies with zero liability deductibles can be obtained for less than $300 per year with unlimited additional insureds from the following:

Neither Quality Foods LLC nor Florida Avenue LLC is in any way associated with either insurance program or company, however we (Quality Foods LLC) recommend them as the best low cost, quality coverage options for vendors.

 

Vendors with insurance must provide a Certificate of Insurance naming Quality Foods LLC (16307 N Florida Ave, Lutz, FL 33549) and Florida Avenue LLC (6706 N Armenia Ave, Tampa, FL 33604) as additional insureds in order to avoid the $5 per market premium.  Any vendor who would like guidance on insurance matters may contact the market coordinator for assistance.

Vendor Conduct

Each vendor is expected to conduct business in a professional manner at all times.

 

Vendor booths should be professional in layout and appearance and kept clean and picked up at all times.

 

Vendors are responsible for their own trash. Trash cans will be provided on site. The plaza dumpster may only be used with the permission of the market coordinator. All boxes must be broken down.

 

Smoking or the use of tobacco products, including the use of electronic or vaping devices, is prohibited on market property EXCEPT when marked in limited designated areas.

 

Alcohol is prohibited at the market EXCEPT for market sponsored events where alcohol is sold or sampled directly by the market or an affiliated source. Vendors may purchase and/or sample alcohol at market sponsored events at the market coordinator’s discretion.

 

Only approved products may be sold. Products that are added to any vendor’s line of goods must have the prior approval of the market coordinator.

 

Vendors may not solicit during the market for other events or businesses.

 

Vendors should take all necessary precautions to ensure a safe environment for customers and other vendors.

 

Vendors should be vigilant with their property and take all necessary precautions to secure their products and cash. Any suspicious activity should be immediately reported to the market coordinator.

 

THESE POLICIES MAY CHANGE FROM TIME TO TIME AS NECESSARY BY THE MARKET COORDINATOR. ALL UPDATES OR REVISIONS WILL BE PROVIDED TO ALL VENDORS.
